TRACT 1: The “Homestead” tract consists of the house, miscellaneous buildings, lagoon, and 5.6 surveyed acres including the ROW. See survey below.

TRACT 2: The “Land” tract consists of the balance of the property, which is a 1/4 Section EXCEPT the surveyed “Homestead” tract. Tract 2 is believed to be 154.4 deeded acres.

Acreages and property boundary lines are not guaranteed. Please conduct your own due diligence prior to bidding. Please review the survey, real estate purchase contracts for each tract, and preliminary title search report prior to bidding. If both tracts 1 and 2 are NOT purchased by the same buyer, new separated preliminary title search reports will be provided prior to closing.

Tract 2 bidding will begin closing 3 minutes following the conclusion of Tract 1 bidding.

PRELIMINARY TITLE SEARCH REPORT

TERMS: Bidding will open on September 4th and close at 4:00 PM on September 14th or once no additional bids have been placed for 2 minutes. Minimum bidding increments shall be $1,000. The successful high bidder shall be required to sign the real estate purchase contract linked above and be purchasing the property subject to the preliminary title insurance commitment that will be made available prior to the start of the auction. Non-refundable earnest money is specified on each contract and due within 24 hours after the conclusion of the auction via check delivered to 218 E Central Ave, El Dorado Kansas or wire transfer delivered to Security 1st Title. Wiring instructions will be available upon request. The balance shall be due upon Seller’s submission of merchantable title and closing. Closing date shall be on or before November 1, 2021. Closing fee and title Insurance fee will be split 50/50 between Seller and Buyer. Selling subject to easements, restrictions, roadways and rights of way. This property is not selling subject to financing, inspections, or appraisal. Interested buyers need to view the property prior to the date of the auction and have financing available and any inspections performed prior to bidding. All pertinent information will be available upon request. A link to the private auction will be provided to each party once the information has been input into the system in advance of the September 4 start date. Minimum required starting bids shall be: $111,000 on the farmhouse parcel and $327,000 on the farmland parcel.
